How do you own a property in Mexico?

Owning property in San Miguel de Allende is similar to owning in the United States. It is Fee Simple ownership complete with a deed for the property. It is not necessary to set up a trust as you would when purchasing coastal property. You only need to provide legal identification documents and a foreign owner’s permit, which is all simplified when you work with our closing coordinator and Notario.

 

Are there rental options at Rosewood Residences?

Residences may be eligible to enter the Rosewood rental pool and be managed as an extension of the hotel. There is a rental agreement document in place that must be executed between the homeowner and hotel operator.

 

What are the property closing costs in Mexico?

In Mexico, closing costs vary by state. Closing costs in San Miguel de Allende are approximately 1.4% of the purchase price. This covers expenses like notary fees, transfer tax, property registration and certificate of no liens.

 

What kinds of steps were taken to preserve the area of el centro in San Miguel de Allende in which your residences were built?

Our community was designed to fit into the existing lifestyle and architecture of San Miguel de Allende. We were careful to construct homes that would fit the size and scale of existing buildings in the area. Homes at Rosewood Residences even have the same vibrant facades you’ll find throughout the rest of town.

 

How does your development give back to the community?

We partnered with the Rosewood San Miguel de Allende® resort on the preservation and renovation of Calle Nueva in el centro, and the resort also works with a local organization called Vía Orgánica. Together, they planted an organic vegetable and herb garden onsite that sources all of the resort restaurants. And when Tianguis Orgánico – an organic farmers market in San Miguel de Allende – needed a new location for its weekly events, we were more than happy to provide the land surrounding our construction offices. Giving back to the community is important to us and we are always looking for ways to contribute.

 

As a homeowner what kind of access to the amenities at the Rosewood San Miguel de Allende do I have?

Home owners at Rosewood Residences have direct access to the resort’s 24-hour concierge service, as well as its four onsite restaurants, swimming pools with poolside dining and refreshment service, and all spa and fitness facilities at Sense, A Rosewood Spa®.

 

What is the level of security at Rosewood Residences?

Our residential community in the heart of San Miguel de Allende is gated with secure underground parking. There also is 24/7 security for our residences and the resort. Our homes even have the option of direct access from the underground parking garage to your individual residence via a personal elevator. You also have direct access to your home.

 

Can I let friends use my home?

Yes, absolutely! Your friends are welcome to use your home.

 

Where can I find tourist information on San Miguel de Allende?

We have a series of resources on our website. If you are coming to stay at the resort, or own a home at Rosewood Residences, the concierge staff is able to assist you.
